Mortgage Basics & Definitions
Escrow. Amortization. Loan-to-value. Somebody said all three in one breath, kept going, and you nodded — because stopping them felt worse than not knowing.
Everybody nods. That’s the quiet trouble with mortgage vocabulary: it isn’t difficult, it’s just unlabeled. It’s airport signage in a country you’ve never visited. Nothing there is complicated once somebody translates it, and until they do you’re standing in the middle of a terminal pretending to know where you’re going.
This is the translation. It’s a working dictionary for anyone who’d like the language before the paperwork shows up — buyers, refinancers, and anybody who’s opened a lender’s email and hit a wall halfway down.
Every entry answers the same three questions, in the order a normal human would ask them. What is it. Why does a lender care. What does it change for you. You’ll get the terms that appear on every single loan, the ones that only matter in specific situations, and the handful that sound almost identical and mean wildly different things. (Those last ones cause most of the damage. Ten minutes well spent.)
Nothing here assumes you’ve done this before, and nothing here defines a word by handing you three more. That’s the trap most glossaries fall into, and I’ll say it plainly: a glossary written to show off the writer’s vocabulary isn’t a glossary. It’s a flex.
Read one entry or read until it clicks. You don’t need to memorize any of it — you need to recognize it when it appears, so when a lender says “we’re waiting on the appraisal,” you know whether that’s routine or worth a question.
Knowing the words isn’t about sounding smart. It’s about noticing when something’s off, and saying so before you sign.
