It usually hasn’t. Underwriting is a kitchen with the door shut — an enormous amount of noise you can’t hear, then everything arrives at once. The trouble is that from the dining room, a kitchen working hard and a kitchen that’s caught fire sound exactly the same.
So this section is the map. It’s for anyone mid-process who wants to know whether what they’re feeling is normal, and for anyone who hasn’t started and would rather see the whole road before stepping onto it.
We’ll walk the sequence in order. What happens the day you apply. What your lender’s doing during the stretches when your phone is silent. What underwriting actually reviews (a human being reading your file against a specific program’s rules). When the appraisal gets ordered and why it’s so often the thing everyone’s waiting on. And what the last ten days look like, hour by hour, so closing week doesn’t ambush you.
Each stage comes with a real timeframe and the honest list of what tends to blow it up. You’ll also see which parts of the calendar are yours: documents that stall a file when they show up late, decisions that go faster when you make them early, and the perfectly ordinary moves — a new credit card, a job change, a large deposit from your parents — that quietly send finished work back to the start.
Here’s my flat opinion: a lender who goes silent on you for a week isn’t busy. They’re disorganized, and you’re paying for it in sleep.
The goal isn’t to make you an expert in loan operations. It’s so you can tell the difference between a step that’s slow and a step that’s stuck.
