Mortgage news is written for people who trade on it. You’re not trading on it. You’re trying to work out whether this week’s headline should change your plan, and almost nobody answers that question — they just hand you a chart and let you worry.
Most rate coverage is a weather app for a city you don’t live in. Technically accurate, beautifully presented, and no help at all when you’re deciding whether to wear a coat in Sandy.
So this page exists for the second question. It’s for buyers and homeowners who want to know when something’s genuinely shifted underneath them and — just as useful — when it hasn’t.
What lands here: changes to loan program guidelines, which move quietly and matter enormously if you were counting on the old rule. Shifts in what lenders will accept or document. Updates to Utah’s assistance programs, including when funding opens and when it runs dry. Anything that changes who qualifies, for what, on what terms.
What won’t land here: forecasting. Nobody knows where rates go next, and I’d rather say that once, plainly, than dress up a guess as analysis. Anybody telling you they know isn’t selling insight. They’re selling urgency, and urgency is expensive.
The test before anything gets posted: does this change what a real person should actually do? If not, it’s noise, and you’ve got enough of that.
Read it when you’re deciding something. Ignore it the rest of the time. That’s honestly the right way to use a page like this.
