This section is written for working Utah agents, and it’s written by a lender. Worth saying up front, because it explains both what’s useful here and where the blind spots are.

You’ll find material on the parts of the job nobody hands you a manual for: generating leads that actually go somewhere, marketing that doesn’t embarrass you, negotiation, running the client relationship after the contract is signed, the compliance questions that make everyone nervous, the tools worth paying for, and reading your local market well enough to defend a number out loud in front of a client. Some of it is about financing, because that’s my seat and there are things I can tell you about it that your buyer’s lender never will. Most of it isn’t about financing at all.

So why does a mortgage broker write any of this? Because I’m on the other side of your transactions. I see which deals fall apart and why, the conversation that would have saved them two weeks earlier, and the difference between an agent who knows what an underwriter is actually looking at and one who finds out in week three. That vantage point is the only thing I’m claiming here.
