You already know how that weekend went. And you know the arithmetic that follows it — the showings, the lender calls, the Saturday nobody gives back.
So this section is about getting better at the front of your business, not just surviving it. Which Utah lead sources produce buyers who actually close, and which ones mostly produce an impressive contact database. How to run a qualifying conversation at an open house that gets you real answers without sounding like a bank teller with a clipboard. What to do with a portal lead in the first ten minutes, because that’s the whole window and most agents spend it drafting the perfect message. And the follow-up cadence that turns a cold sign call into a listing appointment eight months later — which is a system, not a personality trait, and it can be written down.
My angle on all of this is the financing seat. I see a couple hundred agent pipelines a year, which means I watch the same small set of habits separate the agents who close from the agents who are merely busy. That’s a useful vantage point, and this section is me handing over what’s visible from it.
I’ve also made it worse. A buyer looked strong, I didn’t want to be the one delivering bad news, and I let an agent give up six weekends to someone who needed most of a year of credit repair first. That one was mine.
Build the filter and the funnel together. And when you want a read on somebody before you spend a Saturday on them, send them over.
