Utah Real Estate Market Intelligence & Analysis

A seller asked what the chart meant and you said the market was shifting. You watched them decide, right in that moment, how much to trust you for the rest of the listing.

Every agent has lived that pause. Data is the quickest way to build authority in a listing presentation and just as quick a way to lose it, and the difference has nothing to do with how much data you brought. It’s whether you can answer the second question.

So this section teaches reading, not reciting. What a median actually is — the middle house in a lineup, not an average and not a price — and why quoting a county figure as though it were a city figure is the error I run into more than any other. Which sources are worth citing to a client, and which ones are modeled estimates wearing a decimal point for confidence. How to talk about days on market without accidentally arguing your own seller into a price cut. What inventory and absorption genuinely tell you about a neighborhood, and the sample size below which they tell you nothing at all.

Every market statistic is a crop. Somebody chose the frame, and knowing who chose it and why is most of the skill.

You won’t find predictions here. I don’t know where this market goes next, nobody does, and an agent who borrows a forecast owns it when it’s wrong in front of a client.

I’ve handed an agent a county median and called it a city number. She put it in a listing presentation. We were both wrong in public and she took the hit for my sloppiness.

Bring me a number before you build a presentation on it. I’d rather check it than watch it get quoted.
